Dubai Roofing: Pre-Rain Checklist | Before December
Gutter detail being inspected before the rain season

Why November

Roof detail repair is a dry-weather job — the only window is before the season starts, and in UAE the season means December.

The Checklist

  1. Gutters & outlets: leaves/renovations debris clear, outlets flowing, joints not weeping. Full gutter method on this page.
  2. Metal laps: end-laps showing sealant shrinkage or daylight — see the lap page for what failing looks like.
  3. Skylights: flank/seal integrity above stairwells and atriums — learn the failure pattern on the skylight page.
  4. Terrace joints: tile grout lines at parapets/thresholds already discoloured — see terrace details.
  5. Penetrations: pipe/duct throats and prior patch blobs — treat honestly or book the metal survey.
  6. Interior ceiling stains: photograph now! Winter comparisons separate one-off events from active paths — start detection from these photos.

If Checks Fail

The sequence is one survey visit (detection, written diagnosis) then a fixed scope executed in November days — before water arrives. The industrial option also exists for shed owners: same phased live-site method.

Guide FAQs

Typically December through February, with the heaviest events often December-January. The right time to close roof details is November.

The drain/gutter/outlet steps yes (from ground or stable spandrel areas). Lap/skylight/parapet checks need safe roof access — most residents/facility teams skip seismic checks; the fix is the survey.

Emergency gutter/outlet cleans and make-safe seal of known-active joints — the "make-safe" step described on support; full detail treatment follows after diagnosis.
