Why Metal Roofs Need Special Treatment
For a metal roof in Dubai, expansion and contraction is a daily certainty — and the failures it causes are specific and predictable.
When daytime surface temperatures exceed 70°C and cooling to the high 30s at night, metal sheets constantly expand and contract. Over the years that movement does real mechanical damage: end laps between sheets open, screws pop out of their holes, skylight frames loosen, and gutters pull away at their joints. Add sand-loaded gutters and condensation, and the industrial roof starts to leak on a schedule you can predict — usually the first strong rain of the season.
Hard coatings, silicones and PU foams respond badly to this movement: they harden, crack or peel within one or two seasons. Our system is different. Cured and uncured EPDM membranes bonded with German bonding adhesive hold fast up to 160°C, stay flexible as the roof moves, and do not peel. Finished works carry a 5-year warranty, extendable to 10 years as an annual maintenance contract at economical cost.

End Laps & Longitudinal Joints
End laps are the number one leak source on metal buildings — up to three quarters of the leaks we trace on Dubai warehouses begin here. We seal them with cured EPDM and German adhesive, which provide the relief a moving joint needs, unlike silicon or paint-based coatings that harden and crack within a season. Gutters (Valley & Eave Types)
Standard 300 mm gutters are cleaned end-to-end, and every joint is re-sealed at 3 m intervals with cured EPDM. Terminations under the sheets get treated with uncured EPDM so upstream water cannot back-fire inward when the gutter floods. Clog-prone zones get drain cowl protection. Skylights, Screws & Ducts
Every skylight perimeter is waterproofed on all four sides — the fourth side is where most others stop. Brittle fibre panels are replaced where needed. Backed-out screws and rivets are replaced and sealed with ceramic-coated sealers; duct boots and vibrating penetrations get rubberised EPDM sleeves, the only realistic answer where bitumen or paint fails. Cured EPDM is a finished rubber membrane — stable, strong, ideal for laps, gutters and large surfaces. Uncured EPDM is moldable rubber activated by adhesive, ideal for duct boots, glass, corrugated and other details where the surface is not flat. Both systems use German bonding adhesives in our application.
