Problem & Diagnosis
A 20,000 m² logistics distribution shed with 300+ recorded leak points — end-lap failures from original installation age, gutter segments undersized for the sections they serve, and skylight flank leaks concentrated above pick areas. Stock safety (water damage to finished goods) meant the total roof shutdown was never an option.
Solution — Live-Site Phasing
The roof was divided into numbered bays ranked by leak density. Each bay: mechanical re-fixing, EPDM lap sealing, gutter section re-lining, and skylight flank flashing — then a documented water-tightness verification before the next bay started. Aisles stayed available with spotter-controlled access; dock operations continued on schedule.
Result & Warranty
Bay-by-bay sign-offs closed every water-tightness verification through the program; the handover file carries datasheets, annotated photos and the documented 5-year warranty certificate. The same protocol template is available for review on the warehouse sector page.
