Holds Fast In 70°C Gulf Heat
One system, mentioned on every page of this site — cured EPDM rolls for laps and gutters, uncured rubber for details, bonded with German adhesives.

The Material That Made Our 5-Year Warranty Honest
Before EPDM, our warranties were as good as Gulf heat allowed. EPDM changed what we could promise in writing.
A waterproofing warranty is only honest if the material tolerates three things simultaneously: the 70–90°C surface temperatures Dubai roofs reach in summer, the daily expansion-contraction cycle of metal and screed, and the sudden cold shocks of December rain. Rigid sealants and standard coatings fail somewhere on that list. EPDM — a rubber membrane applied in cured and uncured forms, bonded with SS-metal-grade German adhesives — was engineered exactly for that combination.
Cured vs Uncured EPDM
Cured EPDM (sheets)
Pre-manufactured rubber sheet with stable dimensions. Used for: end laps, gutter linings, skylight perimeters, parapet turn-ups — anywhere a defined joint needs an elastic bridge. The workhorse of our metal roof scopes.
Uncured EPDM (formable)
Soft, mouldable rubber that conforms to corners and irregular shapes. Used for: flashing around pipes, odd profiles, transitions between sheet and profile — the fiddly 10% that decides 90% of leak outcomes.
Which Roofs Get EPDM
| Roof type | EPDM's role | Field system alongside |
|---|---|---|
| Metal industrial roofs | Primary system: laps, gutters, skylights, fastener fields | — |
| Concrete flat roofs | All details: turn-ups, pedestals, joints | Elastomeric / PU membranes |
| Villa terraces | Perimeter + planter junctions | Pedestrian membranes + tiles re-fixed |
| Water tanks (external) | Jacket joints and penetrations | Insulation jackets |
EPDM FAQs
EPDM is a synthetic rubber membrane with elastic properties — applied as cured (pre-made) sheets and uncured (mouldable) forms, bonded with specially formulated German adhesives — that stretches and recovers instead of cracking, which is exactly what a UAE roof needs.
Metal moves every day. A coating bridges that movement only while it is rigid enough to be a coating — then it cracks at the exact details (laps, gutters, skylights) where water concentrates. EPDM handles the movement mechanically; movement is absorbed by the rubber, and the adhesive bond survives.
At the details, always — parapet turn-ups, pedestals, joints. On the field of a concrete terrace, elastomeric and PU systems often make a better economic choice under tiles; EPDM is reserved for the movement-critical details. Mixed roofs get mixed systems — one specification, one roofer, one warranty.
EPDM tolerates exposure well beyond the temperatures recorded on Gulf roofs — commonly rated stable up to around 160°C before degradation issues arise, and its UV ageing behaviour is why it is specified for desert cladding worldwide. This is a material property we point clients to verify from manufacturer datasheets.
Cured EPDM is a clean dark grey rubber sheet; uncured forms flash around details and mould to shapes. On visible roofs, protection layers, pavers or tile finishes sit above it; on industrial roofs it remains visible but neat — no sagging or "painted-on" look.
Yes — our glass roof case study shows the same bonded EPDM discipline adapted to transparent and marginal surfaces, which is one of the harder details in this trade; see our projects for documented results.
