Rain-Proof Gutters Before The Season
Metal gutters loaded with sand that leak at every 3-metre joint — cleaned end-to-end, re-sealed with EPDM and delivered before the first rain.

Gutters Leak At Every Joint They Have
A factory gutter can run hundreds of metres with a seam every 2–3 metres. Treat the seams one by one and you get predictable failure — treat the whole channel and you get a system.
Box gutters and eaves gutters on UAE buildings fail in a fixed pattern: seams open first, then rust blooms along the same lines, then the gutter deforms where it has been wet for years, and finally water overflows back onto the roof edge during heavy rain. Local silicone on each seam ends that cycle for one season each. It fails during the dry season, when nobody is watching, and the December rain finds it instantly.
The relining approach replaces all seams with one continuous EPDM membrane bonded to the clean, treated gutter — same principle as our end lap sealing, scaled to a channel instead of a sheet joint. Interiors stay dry during works since sections are sequenced with temporary catchment.
Gutter Scope At A Glance
| Element | Failure mode | Treatment |
|---|---|---|
| Gutter channel | Seam leaks, rust bloom, deformation | Full EPDM relining with corrosion treatment |
| Mitred / box corners | Welded joints cracked | Formable EPDM flashings over corners |
| Outlets | Sand-blocked, badly sized | Rebuilt with cowl protection; sizes verified |
| Overflow path | None designed | Reveal scuppers added where design permits |
| Junction to roof sheets | Lap into gutter failed | EPDM bridge treatment (see lap page) |
Overflow and drainage logic on hard rain in December is documented in our Dubai pre-rain checklist — worth reading before the season starts.
Gutter FAQs
Depends on the metal: one failed joint on sound sheet can be locally sealed with EPDM; multiple weeping seams, rust bloom or a gutter that has deformed call for full EPDM relining, which is the treatment that stops the gutter being a permanent maintenance item.
We clean and de-rust the gutter, treat corrosion, then bond a continuous cured rubber lining along the full length — including over joints, outlets and terminations — replacing dozens of failing seams with one continuous membrane. The gutter keeps draining; it just stops weeping.
Three parts: correct outlet sizing and fall direction verified, cowl-protected outlets so sand does not block them, and emergency overflow paths (reveal scuppers) where the design allows, so extreme rain cannot back up onto the roof edge.
Yes; sections are done sequentially, with temporary catchment set up prior to opening any section, so work below proceeds. Gutter relining has been completed on live industrial sites including food factories.
A properly relined gutter carries the same 5-year warranty as the roof scope. The lining should outlast the paint/coating around it; the annual maintenance visit keeps outlets clear, which is the main failure mode left.
Where the downpipes contribute to roof leaks (blocked, separated at bends, undersized), they are flagged at survey and quoted as an optional scope item — we do not leave a relined gutter discharging into a broken pipe system.
