Why Warehouse Roofs Fail On A Predictable Schedule
There is a pattern to how industrial roofs in the UAE fail — and it repeats slab to slab across Jebel Ali and JAFZA.
A Dubai warehouse roof is a big, low-slope sheet field punctuated by dozens of details: continuous gutters metres long, dozens of skylights, AC and exhaust ducts punching through, and expanding joints festooned with decades of patching. Daily thermal movement is the engine of failure; sand and one rain season are the accelerants. The result is usually the same list of failures in the same order — which is why our survey inspects a fixed checklist before any price is discussed, and why the price per m² must always be read against the detail density of your roof.
Typical Scope For A Logistics Shed
A real answer to "what's included", not a vague promise:
| Element | Treatment |
|---|---|
| End laps & longitudinal joints | Cured EPDM + German bonding adhesive, adhesion tested per ten joints |
| Gutters (valley / eave) | Cleaned end-to-end; joints re-sealed at 3 m intervals; cowl-protected outlets |
| Fasteners / screw fields | Backed-out screws replaced and ceramic-sealed; EPDM washer treatment at pull-out zones |
| Skylights | All four perimeter sides sealed; brittle panels replaced |
| AC / exhaust ducts | Rubberised EPDM sleeves — the only workable detail on vibrating penetrations |
| Sheet corrosion edges | Consulted on case-by-case; severe zones flagged for panel replacement |
| Rains, drains & cowls | Drain cowls installed at recurring clog points; flood test on completed zones |
Works Running Around Your Operations
- Operations window mappingBefore quote: access gates, crane windows, night-shift constraints and rack-protected zones are recorded and priced in.
- Bay-by-bay phasingWork moves bay by bay; each completed bay is flood-tested before the next is opened so the roof is never half-off longer than necessary.
- Safety & documentationLifelines, harness briefing, method statement and risk assessment issued; a site diary kept for your HSE file.
- Handover packAs-built photos, datasheets, flood-test record and the 5-year warranty — extendable to ' . WARRANTY_EXT . ' with an annual maintenance contract.

Warehouse Roof FAQs
Yes — that is the standard way we work on logistics buildings in Jebel Ali, JAFZA and Dubai Investment Park. Roof works are phased by bay, wet areas are isolated from racking below, and crane/lift access is coordinated with your operations calendar. Kuehne Nagel DWC and CPL Logistics DWC were both done with racks live.
A mid-size shed of 10,000–25,000 m² of sheet area is commonly scheduled over 2–4 weeks, depending on gutter linear metres, skylight count and operational constraints. The schedule is fixed in the quotation after survey so your DC can plan movements around it.
In our Dubai experience the failure hierarchy is: (1) end laps and longitudinal joints, (2) valley and eave gutter joints, (3) backed-out fasteners, (4) skylight perimeters, (5) duct and pipe penetrations, (6) corrosion at sheet edges. A specification that does not itemise every one of these is not a real warehouse waterproofing scope.
Where gutters are severely corroded or undersized for the roof area, replacement is quoted alongside waterproofing — a new membrane over a leaking gutter body is wasted money. Commissioners of new sheds usually pair this with corrected falls so water reaches outlets instead of pooling against parapets.
Yes — ISO 9001, ISO 14001 and OHSAS 18001 certified; workers carry lifelines and are briefed on each shed’s safety rules, hot-work restrictions and access gates. Method statements and risk assessments are issued with every industrial quotation.
If the sheets are structurally sound and the failures are joints-and-details, EPDM coating extends the roof life economically with the roof staying in place. If sheets are thinned by rust, fixings popped out at scale or insulation is soaked, the honest answer is re-roofing, not another coating.
