Four Questions That Sort Real Contractors From Brochures
The UAE thermal market is full of quotes that look identical and behave completely differently. These questions separate them.
1. "What did you measure on my roof?" — a serious contractor arrives with a thermal measurement (or at least a structured survey) and returns a scope tied to it. 2. "Which datasheets apply?" — thickness and specifications in writing, or all bids collapse to "insulation". 3. "Is waterproofing separated?" — lumping the two hides whose problem a wet roof actually is. 4. "What is the workmanship warranty?" — material warranties are vendor promises; workmanship is where contractors distinguish themselves.
How PEB Fits Into That Checklist
| Filter | What we provide |
|---|---|
| Inspection-first | Free survey with temperature readings and photos; scopes written from the findings |
| Datasheets | Manufacturer datasheets + fire certificates collected into the handover file |
| Separate scopes | Waterproofing and insulation priced as separate lines — never blended |
| Workmanship warranty | 5-year workmanship warranty; extendable to 10 years under maintenance (warranty) |
Where we are NOT the right choice, we say so in the report — thermal works on a structurally questionable roof, insulation as a leak "fix", coatings over wet screeds — all are cases where another recommendation (usually waterproofing or roofing renewal) is more honest first.
Comparison FAQs
Four filters that cut most of the noise: (1) do they inspect before quoting — surface temps and roof condition, not just m² math; (2) can they show manufacturer datasheets for specified materials; (3) do they separate waterproofing and insulation scopes; (4) what workmanship warranty do they commit in writing. A company that fails filter 1 will oversell options the roof does not need.
Because the two scopes physically touch and semantically conflict: an insulator can hide a leak that a waterproofing crew is meant to find, and a waterproofing job delivered without a thermal view leaves an easy saving on the table. Doing both under one survey produces only-one-coordinated-outcome for the client — roof insulation services.
Material fire rating certificates, datasheets (thickness, thermal conductivity), and applicator authorizations from the manufacturer where the product requires it. For food or pharma facilities, food-contact-safe confirmations where applicable. Our certifications page lists what we present.
Partly. Insulation pricing per m² varies wildly with thickness, access method (man-lifts vs scaffolds) and whether existing structures are being emptied. Compare detailed scopes — area, thickness, fixing count, access plan — otherwise you are price-comparing two different products wearing the same number.
Yes — large portions of our industrial work are packages inside main-contractor scopes, including roof insulation programs. We quote cleanly per phase with documentation standards that pass main-contractor audits.
